Clyde Shanks was appointed by Bullhouse Brewing Company to secure change of use from former retail store to a new public house and beer garden at 442-446 Upper Newtownards Road in Belfast and also to advise on the planning evidence necessary to persuade the Court of the merits of granting a liquor licence.

The proposal will bring fresh energy and ‘buzz’ to the ongoing £ multi-million regeneration of the wider Connswater and Eastside areas and its beer garden will overlook the impressive CS Lewis Square.  It represents a first in that it is NI’s first specialist craft beer pub which will sell Bullhouse own brands as well as other locally produced beers and spirits.  Planning permission was secured in December 2020 and in June 2021 we appeared in the County Court before Judge Devlin to present expert planning evidence addressing vicinity and need within the area.  The new public house will be known as ‘Pioneer’ and is scheduled to be open in November 2021.
